Austin-area flex space is spread across a few corridors. Location drives rent, commute time for your crew, and how fast you can reach customers. Here's an overview to start your search.
North / Northeast Austin (US-183, Braker Ln, Tech Ridge)
One of the largest concentrations of flex and light-industrial buildings in the metro, close to MoPac, I-35 and SH-130. Good for distribution and tech-adjacent light manufacturing.
East Austin / Airport (US-183 South, SH-71 East near AUS)
Older industrial stock and newer business parks near Austin-Bergstrom International Airport. Popular with trades and logistics.
South / Southeast Austin (I-35, Ben White, William Cannon)
Mix of small-bay industrial and service flex, close to South Austin neighborhoods.
Round Rock, Pflugerville & Hutto
Fast-growing northern suburbs with newer flex parks along I-35, SH-45 and SH-130. Often more affordable than central Austin.
Cedar Park & Leander (US-183A, RM 1431)
Growing northwest suburbs with smaller flex and contractor yards.
Georgetown
Newer industrial parks along I-35 and SH-130 with room for larger users.
Bee Cave, Lakeway & Spicewood (Hwy 71 West)
Limited flex supply serving the fast-growing Lake Travis area. Popular with trades, boat and vehicle storage, and service businesses. A new Spicewood flex project is planned for late 2027.
Dripping Springs & US-290 West
Small contractor yards and shop buildings serving western Hays County.
Buda, Kyle & San Marcos (I-35 South)
Expanding I-35 corridor with new speculative industrial and flex development.
Where to search listings
- Commercial listing sites such as LoopNet and Crexi (filter by "flex" or "industrial")
- Drive the business parks in your target area; many small landlords only post "For Lease" signs
- Local commercial brokers (a tenant-representation broker is often paid by the landlord)
- Featured listings on this site
Check zoning first
Inside Austin, check the property's zoning (for example, light industrial or commercial services) with the City of Austin. In unincorporated Travis, Burnet, Hays and Williamson counties there's generally no zoning, but deed restrictions, the fire marshal and septic rules still apply.
